Why infrastructure proximity is a starting point, not proof

A practical framework for separating promising map geometry from the service, capacity, and entitlement evidence a site still needs.

A parcel near a transmission line, fiber corridor, highway, or public water system deserves attention. It does not yet deserve a viability claim.

That distinction is the foundation of responsible infrastructure site screening. Public maps can narrow a large search area quickly, but the most important development questions usually sit outside the map.

What proximity can tell us

Proximity is useful because it creates a consistent first screen. It can show whether a parcel is:

  • large enough for the intended use;
  • near mapped transmission and substation infrastructure;
  • close to public fiber evidence or a plausible long-haul corridor;
  • accessible from major roads; and
  • exposed to visible land, environmental, or policy constraints.

These signals help compare sites on the same basis. They are evidence of context, not evidence of service.

What proximity cannot prove

A short mapped distance cannot establish:

  • available electric capacity or a feasible interconnection schedule;
  • carrier service, route diversity, splice access, or latency;
  • water and wastewater capacity;
  • zoning approval or a credible entitlement path;
  • buildable acreage, legal access, title condition, or site control; or
  • owner interest, pricing, or investment suitability.

Those questions require current records and direct verification from the parties responsible for them.

Use evidence gates, not a single score

A useful screening system should make uncertainty visible. LandmAIn organizes the work into three evidence gates:

  1. Public geometry: repeatable GIS measurements identify plausible sites and obvious constraints.
  2. Policy overlay: zoning, municipal rules, community context, and other public decisions can stop an otherwise attractive screen.
  3. External proof: utilities, carriers, agencies, owners, title work, and engineering studies close the decisive gaps.

The result is not a promise that a site works. It is a clearer decision about which question to answer next, and whether the site has earned the cost of answering it.

The practical standard

Treat every strong proximity result as a lead with a named next gate. That keeps early research fast without turning incomplete evidence into false certainty.
